If there are condenser units as part of your HVAC system, clean them often as they tend to have lots of debris. Debris can pile up at rates that increase during rainy or windy weather, and this can foul up the inner workings of your system. It can cause the unit to overheat and break down.

Clean the fan blades and coils on the condenser fan every spring. Shut the power off before you do anything. Then you need to get the grill popped off and get the blades out so you can clean them and your unit gently.

When the trees are losing their leaves, your HVAC unit can suffer. Make certain you are cleaning the fan grill often if trees nearby have leaves that are falling. A blocked unit can quickly become a broken unit.

Make sure that your contractor provides a home assessment. Not every HVAC solution is for everyone. Your home could have special needs for heating and cooling. Your contractor should do a walk around of your space to judge what is best. If they aren't be sure to request one.

If you want to turn off your air conditioning at night to save money, consider putting a standing fan next to your bed. You can set it to oscillate from your toes to your head, blowing cool air over your body and letting you sleep comfortably all night long.

Keep your condensers free of nearby obstructions. Keep plants, fencing, even bushes back and away from the unit. Two feet is a good minimum distance it should have from anything, including walls, but the more space you give it to breathe, the better it will work and the less likely it will be to fail.

Get an estimate before agreeing to have any work done on your HVAC unit. This will help keep you from being surprised by a bill at the end. Any reputable technician should be able to look at your unit, determine the problem and give you an estimate as to how much it will cost to fix it.

Try to stay away from HVAC contractors that ask for upfront payments before they are willing to get started on the work they were hired to do. In many cases, this means that they are more concerned about getting paid than they are about making sure the job is done well.
